05 Sep Another E.S. Johnson Custom Designed Home Sold in The Peninsula, Cornelius, NC
With few lots left in the award winning Peninsula community on the shores of Lake Norman in Cornelius NC, choices for lots are at a minimum. It was a perfect match when Paul and Lynn Lannquist came to Eric Johnson with a challenge to design them a home on a lot nearly 30′ above the road.
Working with the Lannquist’s Eric was able to find the proper driveway access that would minimize the slope of the lot, and then design the floor plan they desired around that. Because of the elevation of the lot Eric was able to get capture long range views through certain existing view corridors of the neighboring homes. This was achieved with a second floor entertainment center with two walls of windows and a bluestone floored covered porch off this area. The result is a 5 mile view over the Ramsey Creek section of Lake Norman.
Once the challenge of the slope and capturing the views were achieved, the rest of the design needed to meet their our requirements: a home small enough to need their newly retired status but large enough to fit their furniture and entertaining needs. Room sizes were value designed to fit the furniture like a glove and keep the square footage down which kept the cost under control. One example was to have only one, very elegant eating area (we still called it the dining Room), that fit their furniture but wasn’t redundant in the square footage of another eating area (breakfast room). This was located in the rear of the home, off the kitchen and screened in porch.
The result is a 3000 heated square foot home that has all the luxury features they desired: Thermador appliances, hardwoods throughout, white custom designed cabinetry, beamed ceilings, built in cabinets, winding staircase with water views, stone and hardiplank exterior, roll-in master shower and three porches on multiple levels……all within there desired budget.
